How Can I Buy Property Using Lease Options?
The secret
is buying property using a legal agreement called a 'purchase option' also
known as a ‘lease option’
What's a
'purchase option'?
A purchase option is a legal
agreement between a seller and a buyer that allows the buyer to buy a property
at a pre-agreed price (such as today's value or less) within a specific period
of time.
Alongside the purchase option you
will have a lease with the seller for the property. The length of the lease
will depend on what has been agreed with the seller and the buyer.
The purchase option and the lease
together are known as a lease option.
The rent you pay on your lease with
the seller is decided between the buyer and the seller. It can be £500 on a
property that would normally rent out at £750.00 per month.
Did you know that you can set this
sort of lease option agreement up for a nominal sum? i.e. as little as ONE pound?! (Or Dollar?!)

the same transaction... What you effectively do is act as the middleman and
give the buyer a lease with a purchase option that is at a higher price than
your option agreed with the seller and for a shorter period of time.
Why would somebody want to rent a
property now and buy it in the future?
There are literally tons of reasons
why people would want to take you up on a sandwich lease option...
They may not have a big enough deposit,
they may have bad credit, and they may not have been in the country long
enough... I could go on and on... The important thing is that there are
people out there that want to be homeowners! And so long as these people
exist, you can profit massively!
Let me ask you a question, "what's the main difference between a homeowner
and a normal tenant?"
The tenant doesn't look after his
property as well as a homeowner. The homeowner also repairs the property when
things go wrong with it!
Wait! This isn't all!
Because there are good tenants out
there that want to be homeowners you can charge them an 'option fee' for
their purchase option. Instead of asking them for a nominal sum (the price you
pay to the seller), they pay you £5,000 or £10,000 for their
interest in the property. You can also charge them premium rent which can
be 10-20% above market rent.
This can then come off the purchase
price along with the initial 'option fee' fee they pay. This allows the buyer
to build up a deposit over a period of time that will be sufficient enough for
them to buy the property without any further capital when they get a traditional
mortgage when they chose to or when their 'option' expires.
So you get paid when you put a buyer
in, you get paid more than market rent and you also get paid at the end. This will be difference between you
sale price and your purchase price less any initial fee and rent being credited
back as a deposit to the buyer.
Lease options and sandwich options
may sound a little confusing at first, but once you get the concept, it’s simple
and very profitable!
It simply isn't possible to make
multiple streams of income with a traditional buy to let investments like this!

Lease Options Legal?"
Yes! Totally legal!
These types of lease option and
sandwich lease option transactions are very common in the

If they did this they would need

did this, how would they buy more land? They'd also be gambling! They may find
themselves never being approved planning permission and if they did... it could
take 10 years!
It's the same story with
supermarkets like Tesco. You read about it in the papers and you hear about it
in the news... "Tesco plans to build a Mega store... Local residents
say NO!" type of stories.
In these instances these major
corporations only take control of the land with a lease option for a nominal
sum, they then submit planning applications to the local authority and only once
the planning has been approved can they go ahead with the build.
Once the build has been completed
they usually refinance and cash out the land owner.
You Can Easily Make £20,000 - £30,000 Every Single Deal!
If you buy
a house the traditional way for investment purposes, you will need to find a HUGE deposit. In the region of
20-25% and then it is likely that you'll have to wait several years for it
to go up in value.
You may
have bought a property in the past which isn't even cash flow positive. By that
I mean, the rent doesn't cover the mortgage. You may find yourself in a
position in which the tenants refuse to pay the rent and then you have to evict
them.
By this point you may

that will look after your property while they rent and then buy it within a few
years!
